Here are few tips on how to avoid this problem on your flips:1) Create a file folder for you flip (both electronically and in paper form), so you get and maintain the proper documents stated below.2)  Draft a summary general contractor (if you are the GC) plan or have your GC prepare a plan on what work will be done before you start it.3) Identify and create a list of all subcontractors that will be used.4)  Identify all materials that will be needed or used for your flip.5) Prepare all lien waivers for all subcontractor and materials either before the process starts (this is ambitious - but is a great idea)  or at the time of paying your subcontractors.  6) Lastly, get all lien waivers to your attorney prior to the actual closing.

I closed one today.. in Charleston but that is rare for me.. too much throwing stuff up on the wall and see what sticks from those folks. granted they can bring some deals.. but anyone contacting me wanting to put me on their buyer list I really don't respond to.What ever happening to apprenticing in the industry to build up capital and experience I guess the internet has given this illusion.now granted in some markets were you can trade houses like your trading cars it can be done.but in the higher priced markets pretty darn tough without some expeirnce and some jingle in your designer jeans.

Not really supportable over the long term.Michael, I have made this same comment... when you add up all the gurus all the BP members all the other guys out there pitching that Real estate is the way to the promised land. you are creating far more competition than deals.therefore 95% of people that try to wholesale never get anywhere... and then you have those that have more money then experience and they pay too much... its tough.. it really is.
