Hi all, I bought a townhouse/condo in Salt Lake City, Utah and I am planning on doing long-term rental with it.

Last year I paid cash for an 8 unit value add that initially wouldn’t qualify for financing.

LA didn't have as much of an upswing in home values over the last ten years compared to the other areas but I also don't want to buy at the top of the market (which is San Diego right now, although may be doubtful it decreases - some places up 110%).

The riskiest strategies that have the highest projected income are flipping and short-term rentals, behind that, BRRRRing, and behind that is turn-key cash flowing long term rentals.

For Regulation D, Rule 506(c) offerings, however, the verification must done within the last 90 days. 

And lastly, are you able to convert it to duplex?  

But based on what I know around the country, there aren't many areas doing well right now with STR's.I will probably keep mine as long as I have a full time renter, but unless short term picks up, I will probably sell.

The tenants may be picky too because blinds can a little long for the window if you don't have standard size windows. 

Or long term property management?
