I could go months without finding something good for a client and then out of nowhere I have 5 go under contract for good properties in a few weeks.  

I'm putting my newest flip (3rd one) under contract today.  

Personally, I would walk away, but he's emotionally invested, so, I'm trying to give him at least some tips, where he should ask for changes in the contract, which probably won't happen. 

So I will hopefully have a house under contract within two weeks and start cash flowing soon after.

Is that my legal responsibility to remediate this problem?
