I Have 6 good responses and am waiting on their Resume' and ability to finish project and will update as soon as we have someone that will be a good fit.I want to make sure who ever takes this on is not stretching themselves to thin and can get the project done... undercapitalization in this business can lead to monetary loss's very quickly...

Create a list of items, their cost and where they should be purchased.The next big things is labor and how many hours it will take.I remember approaching workman and contractors at Home Depot about 6 am, picking up material for their jobs.

The value loss created losses in the private equity recovery and in many cases the debt positions didn't make it out whole either.

Most don't know enough to ask about sq. footage (but they can tell when they walk thru the property).Big items like garages, included washer/dryer, central air/heat will command more money.  

The PM suffers no loss for someone paying late.And a PM not listing your place for rent before your tenant moves out would be enough for me to drop them, let alone not having it ready and listed 11 days after move out.Sounds like you need a new PM.

However, the tenant is responsible for the cost to install, and remove those items when they leave.

Just ignore the overall score and mortgage payment items. 

They are basically making new policies pay for the losses of the past.
