Sure it's great to turn a profit on a rental but you want to first make sure that all your expenses including the mortgage are covered.Any quick rental research will give you the formulas for calculating Net Operating Income (NOI), Capitization Cost (how to find it based on sales in the area), and how to justify a purchase price given the current rental rates.It's less important to worry about HOW much your making and instead making sure that you dont have to keep track of HOW much you're losing.Unfortunately this business is designed around research which is why so many people don't do well.

When I speak of prefab, I am not referring to conventional "trailer" homes, but rather the generally more architecturally interesting and (usually) quite configurable designs that are assembled on-site.

The long forms are only ok if they're broken up into steps, for example, name/email/phone in the first step, then more information, and at the end you can hit them up with so much information, they will not want to go to the next investor for another quote.We have tested about 40 different designs, forms, layouts, etc and one of the most important things turned out to be the redirect page.

But if you are managing a lot of rentals, I recommend Buildium.But if you are looking for something simple, have a few properties and are not self-managing the property a well designed spreadsheet should work well for a lot less money than a software package.
