@Hitanshu Shah-congrats...assuming the 4 plex will be a rental - your best bet will be 25% down and likely a 30 yr fixed program ....if you plan to sell or refinance  the loan within a few yrs - focus on the option  with the lowest loan fees

At closing I paid all of my insurance for the year so right now it is closer to $600/month.

Even with the 90% LTC, I still needed to come up with nearly 20k to get into a 75k property after fees and insurance and all that junk, plus since the rehab draws are reimbursements, I needed to come up with the initial 10k for the first draw myself, so that's 30k of liquidity needed for a relatively cheap property. 

However, I'm sure many people have, especially if they have images or floor plans of the houses/other features and lots of data. 

On top of that the tall ceiling height on the 1st floor presented a great open floor plan concept.

My original plan was to update and flip it , pay off the heloc and use the profits toward buying my first rental.

Unless you also had plans for new builds in the near future, in my opinion, there's much better investment options available in the immediate area
