I couldn't agree with you more that as FMVs continue to drop peoples LTVs will adapt accordingly as many more Short Payoffs are completed and slowly help bring down property values.

I have run across the idea of having a bridge loan as a backup to make sure you have the equity to get to closing and then continuing to sell the LLC shares and retire the loan as the shares sell.

Hi Kevin,I could be wrong, but I thought you could only complete the 40 hours in person, at a Massachusetts Approved Real Estate School.To My knowledge, only the 12 hour continuing education requirement can be completed online, but still must be a Mass approved RE school.

If the rentals get badly looked after by the tenants then there is extra work for their firm with the rehabbing to get the properties rent ready ; I have had continued 100% problems with all my tenants with this, and the profits have vanished.

Over the years I've made some bad decisions and guess still making em, I.e. investing in stocks, over the board lifestyle, kids going to private schools, big house, expensive cars etc.I just turned 40 and all of sudden I realized that I don't have significant savings, what if something goes wrong and I cannot continue working or suffer a huge loss.I had to set a goal for myself and my goal is to earn atleast $25K/month passive Income in next 4-5 years.
