Re Multi Entity - yes, your CPA should chime in here but there are cases where a holding structure is warranted and you can set the financials up to streamline things a bit.

I find a lot of people just assume that since they inherently trust their friend/family member, a lot of the "what ifs" and worst-case scenarios are not hammered out in fine detail which can lead to confusion and personal interpretation after the deal is closed, which it should have been addressed pre-emptively before the money was lent out. 

She doesnt like the idea of doing that as it can inherently create a conflict of interest, and I respect that.She posed to me that I could just represent myself.

If capital isn't an obstacle for you this will keep more money in your pocket earlier and allow you to scale more quickly while learning through a safer investment.

Perhaps I am splitting hairs; once passive (outside) investors begin contribution capital and profits are split, does that inherently create a Partnership and the sole proprietorship is more/less, dissolved?

If you do an online search of ‘rental arbitrage’ you can find many articles discussing the pros and cons.Essentially the company wants to pay you a long-term rental price (lower), then turn around and rent it out at short-term rates (higher), and keep the spread as their profit.There are some inherent risks in this strategy, so do your due diligence on the company and ensure any agreement is detailed and in writing.  

It's a problem inherant with lower asset classes.
