Hey Henry,As a general rule of thumb, the more budget-friendly a marketing strategy is, the more effort and 'sweat equity' it may require. 

However, before diving in, consider approaching sellers respectfully, ensuring legal compliance, and acknowledging the time and effort required for this strategy.

Fear of being in debt and taking on risk in general....can be greatly mitigated, if not completed eradicated, by having clear exit strategies planned in advance.

Brrrr strategy works out of state but it still can be costly unless you’re planning to go the hard money route.
