In many areas I've looked rent to value ratios have not made sense and the "first look," policy has prevented me from bidding on the low priced ones that did make sense.To think you can find 20 financed properties through HP isnt impossible but much more difficult not that the inventory of HP properties has dwindled, atleast in areas I am looking at.

However, not saying its impossible if its filed correctly on your tax return via schedule C, or miscellaneous interest income and you have a 2 year track record of this on your taxes it could be used...

There is nothing wrong with doing a lease and giving an option, so long as you are not financing it.There is another predatory aspect you mentioned. charging more for a property since you're "financing" it, financing does not add value to the RE, charging a premium will  reduce the equity required to finance in most cases, making some deals impossible to close, it's an intentional tactic to get the property back and is predatory.
