I'm a one man show right now but I am trying to plan ahead and start implementing systems now for when I grow and start to incorporate VA's etc to delegate tasks.

I intend to use a split strategy which includes a flip or two per year to generate income (don't need much) along with a partnership with a loan sponsor in order to implement BRRR method.

Read BP regularly as well as every book you can find on the subject.The final thing you need to do is pick a strategy, implement it and start making offers.

If we were to re-implement the error, I think @James Wise would be way ahead by an even amount again ;)

Others indicate that any residential property 1 - 4 units is eligible for a 3.5% down payment.It's quite possible, individual lenders have their own policies which further restrict what they will lend as an FHA loan.As an outsider, my familiarity with FHA loans is limited to confirming I'm not eligible and comparing them to the CMHC lending programme in Canada.

This reporting and feedback from members indicates the TRID policies implemented October 1, 2015 have not slowed the closing process as many had feared. 

The question was more of educating myself and less to actually implement it.

I want to implement systems that allow me to scale and with the 10 unit I'd have to do it from the start.

@Patricia Miller,Yes , I  had the general concept , but was  not sure how to implement it, so as to remain compliant and not violate any of the rules of the IRS that would have subsequently have raised flags.I  am going in to it now with the knowledge that I am compliant and fully aware of how i can now structure my deals to grow my business unhindered.Will most certainly share my experiences as I go along others can now be encouraged to do likewise.Regards.
