I always heavily market my rentals 6 weeks out and find renters within 1 week of listing (ok sometimes 2, but never longer). 

When investing out of state, rely heavily on referrals, whenever you can.

I have some key areas that I want to target pretty heavily.

-I currently have 45 employees (or 45 personalities) and the revenue is $25m but I am only the general manager not the owner and there is division of labor so I am not involved heavily in alot of things such as accounting, marketing as there are entire departments that carry those things out for all locations.I'm not sure how you would define high earning potential in my field. 

I heavily focus on the south side of Chicago but I also invest and work with investors in Northwest Indiana if you are ever interested and its not too far from Naperville. 

Also number of tenants at the center can affect the income stream heavily if all leases are coming due within a few years of each other versus nicely staggered out as to help prevent  big vacancies or turnover at any given time.No legal advice given.

Normally you do a final walkthrough inspection the day before closing as to make sure crap like this doesn't happen.I'd lawyer up and start pushing heavily on them.

I figure spreading myself out will allow me to catch even more opportunities, although I do understand that by investing heavily in one city instead of spreading myself out can allow for unique opportunities in that one city (like the 5-plex you mentioned).What made you choose Birmingham?
