I recently acquired a 4 family home and was trying to determine what kinda of capital improvements I can do to the property short term that can add value to the home as well as justify a higher rent price.I've looked at every apartment listing in a quarter mile and have determined that the main thing they all have in common is a dish washer (which I'm ok with installing) and a Airconditioning unit.Now the apartments all have a separate central heat system and ducts.

insurance contracts on heating system runs about 120 a year per unit and they will field telephone calls for heat outages and cover most calls under the contract.

My in-laws live in Vegas, and this particular house was basically in the same neighborhood, so we bought it last year in Sept with the intention of renting it out, but as the market heats up, we've decided to wait out a bit more and see if it would made sense to flip, so we finally put it back on the market in Feb and it was closed in early May.
