I really want something hands-on that can help me navigate my first deal.

I was talking with a broker the other day that had a heck of a time trying to figure out how to payoff an investor that died.On the other hand, it's exciting :)

She is also my neighbor so I have been bringing her organic produce from my vegetable garden (she loves that) and even helped dog sit her dogs for free.

I asked for a $2,500 processing fee, which was gladly handed over, and the escrow and title company took over from there.

If the property is worth 415k and you only owe 269k why not sell it at 300-325k range and clean your hands of it if you are at the point of considering bankruptcy?
