I have OOS investment as well as local ones in my area and my latest house hack was purchased/moved into end of last year in here in SD and probably more than half of what I do is help others with house hacks here in SoCal and it works very well for them by lowering their cost of living and setting them up with a great property to rent once they are ready to move out.The key is to run your numbers/calculations based on you not living there or paying market rent to make sure it is a sound investment for you once you move out.Best of luck!

My opinion is that a low $/sq-ft sales price could have been the result of a half-empty center or poor tenant leases.
