I have these squared away, but I need to know how people are writing the most successful offers, specifically in California, if possible.I've heard that some people submit a bank account statement from a "proof of funds person" and depending on who you talk to, add them to the contract or they don't but add a "gift letter" with the bank statement.

I know several on BP pledge a property for private financing beyond prudent limitations, and you're right, it is dangerous, not for the borrower from the loan angle but more to the liability that the guy who designed the deal takes on in devising the strategy.
