I would say that you need to determine (in no particular order) regulations on rehabbing, sewer/tap condition, asbestos, mold, whether you're in a historical location or not, landlord/tenant laws, gas line condition, etc... all those things can be detrimental to your expense line.Hope this helps a bit.

This may be the case is there was a property there previously then it was demolished, you may have to upgrade those connections depending on what was there prior, i.e. the Sewer, Gas, Electric, Water, etc.. an example would be if a SFR was there previously then was demolished the new property will require changes when building a Duplex, meaning more on your Soft Cost budget.4) Is this a dirt lot or a concrete lot?

No air conditioning installed, 1 window AC unit in each of the units.Currently the heating(gas) bills can go as high as $800 in the coldest months and as low as $30 (tankless water heater) in the summer months with single pane lead glass.
