So any advice from those wholesalers who are frequently in the market that have done anything like this?

Do you think their offers of $50-100k over asking are frequently good or bad investment decisions?

Or hire a HVAC maintenance company to come up and inspect every 6 months and replace them, and have the tenant replace it more frequently if they desire.

But I am just giving you  a  hard time... most of us guys on BP that are frequent posters and RE brokers are pretty experienced and there is not much in the way of out of the box thinking that we have not already done or forgotten about...

Anish ToliaWhat I have been told by those that have worked these asset class's for years and my own experience over about 20 years lending on the asset class,, is that most of these folks will move 30 to 40 times in their life and generally will live in the same town and many times within a 5 mile sq.. the reason they move frequently and one may not understand is that its not a huge deal for them.
