Like you, I stumbled into Rich Dad, Poor Dad, tried to quiet down the "adventurer" in me thinking, "Hey, if ain't broke why fix it" (referring to my 9-5 day job). 

My hope/thinking was to keep the tenants for those short months while I fixed the second floor and got it rented.

@Brett Wagner, This is true Brett, we have no idea what we don’t know and the best way is to just wing it until you do or maybe hookup with and agent or investor who does know and coattail them.  

I am now 30 years old and have done over 100 fix and flips/buy and hold, and new construction.

@Aaron Klatt I think he was telling me that he would not do it as a fix-upper ( flIP afTER rehab)He was not thinking of wholesaling it, if I was not mistaken.

I have a fix n flip in Decatur right now and if it doesn’t sell than may tease the Air BnB route.

I think he bought the first two for like 20k....spent 40K to fix them up.....

I would have to hire the fix up to a contractor who is probably competing for the same property.

The fix-n-flip should take me about 2 months to complete and the ARV's are going to be around $220k.

An estoppel certificate fixes this problem.Some things it may include:1.
