Otherwise, I can well see how "the other 3/5 of the gains would be taxable because I didn't live there" (from day one).If you're thinking of buying multiple rentals in year one, guess how many will theoretically be able to avoid Capital Gains Tax after 5 years (if you only intend to live in one for the final 2 years)? 

I'm not 100% clear on your numbers so could you help me understand.To me it looks like you're buying these for approximately 70% of your final sales price that I get.
