What would the success rate be if I did this( by the way in the the Chicago suburbs) if I invested in B class areas with caps of 6-8 percent and average appreciation of 3-4 percent ( is this reasonable.) put 25 percent down than once I have 30 percent equity I pull it out to buy more deals.

., older properties need work, but well located, the couple is looking to retire after lifetime of hard work, i think they are in their late 60s they are looking to rehab the properties so they can sell and earn better for their effortshowever their credit is bad, and dont know anything about borrowing, loans, grants, nothing, I myself am new to real estate, dont have a clue and ofcourse dont want people to take advantage of them, they are good ppl, anyone have any input??

@Logan Harrell be very careful with Craigslist I’ve seen about 80 percent of my rentals listed relisted as a scam on Craigslist unfortunately....

He decided my basement suite is unauthorised, as are about 98 percent in this city.. but if I wanted to keep it I had to get it authorized... this was a giant pain it the ***Improve this and that... some of which I'm glad I did like hardwired interconnected smoke and CO2 alarms, couple of fire egress windows..etc..But someone way back, probably in the 80's had rigged the electricity and bypassed the meter, and so my electric bill was half of what it should have been for years.The electrical inspector saw this and made me put a utility pole outside with meter on it.
