Usually I roll my eyes at accusations of brokering without a license here, but this is the definition doing so. 

If however, like too many in Denver, you are buying something that cash flows at $50-$100 a door a month, and made that purchase with the eyes on appreciation and rent growth . . . well best of luck on that dice roll.

I am in love with the tip Brandon had on 2 bed 2 bath I used to pass those up completely but now ill keep my eyes open for a possible extra room.

Also, they have good tax strategies, that for a newbie like my self, is an eye opener.

I would also add since you would house hack this property to keep an eye out  for rent signs you see posted.

Without any assets/equity or anything of value in the banks eyes, I am aiming for a short term goal of learning the process of buying, fixing and selling a property.

Amd they're not a big deal... uh, when you're paying to repave your neighbor's driveway every 2 years, or you find out you aren't allowed to park cars within 30 feet of the lot next door, but that's where the driveway is and now you can't offer parking to your tenants,  or maybe you lose 10 feet of your setback because you can't see all encroachments with your naked eye and now you can't develop the lot in the future without an expensive variance pricess.
