She is violating the lease in a few minor ways such as having two additional animals that aren't in the lease and a boyfriend who has moved in even though he is not on the lease.I am willing to let her stay until the end of her current term this year despite these infractions, but once this term is over, I want either sign a new lease with her or find a new tenant who will pay current market rents.So my question is, are these infractions grounds to not honor the existing lease should she choose to exercise her extension clause once this current term comes to an end?

The name of that LLC is an extension of your brand, and if your business plans on growing, the official name and details of your entity will be used for numerous things (Business Bank Account, Insurance, Accounting and Taxes).

You can do a one time where you give her a 1 week extension and tell her she has to pay the full amount or have her pay most of it now (she should have some of the rent money) and the rest in 2 weeks.

It is easy to say pay when work is completed and this may be possible for smaller jobs like plumbing work, or HVAC work but it is hard to ask a contractor to finance extensive rehab work.

Both tenants have 5-yr extensions and one has very favorable rates (nearly 50% below market NNN rates and is on gross terms).Secondly, is there anything to do to help massage the very cheap psf tenant closer to market and/or to get them to NN or NNN despite them having an extension option (don't have leases yet so unclear what terms are in there)?
