@Jenny Cuevas Most important, I recommend that you find an agent who is full time.If that person is experienced in working with investors, that's great too, but if you have a part-timer, you'll be forced to work around their schedule.

Hey @Skyler Mckinney 👋 I love your passion for real estate.I live in Virginia Beach as well and something to consider in an area as established as ours is the difficulty you would run into selling a $300,000 house in a $150,000 neighborhood.

This have been difficult for me because I have not yet done a transaction, I’ve sold some homes as a Realtor, but I feel like with how appreciated our market is, the price I would pay for the 4 units would be higher than the rent (unless new paint, carpet, and appliances were added - then I could increase the rent)...my biggest area of difficulty though is the MATH.

The lawyer told me about all these difficulties even before I brought up the rent credits.

Prices are sky high and it seems like buying at these levels would not produce much extra cash flow.2) How difficult is it to invest out of state?

We're experiencing the historic seasonal slow down which hasn't happened the last few years.

How difficult is it to evict a tenant for not paying the water bill, assuming they're current on rent?

I'm really hoping some of you who are experienced at rehab can point me in the right direction. 

Would love anyone else more experienced to chime in about other fees or cost.
