They don't buy a lot, and even when they or any affordable housing developer buy land, it often can take forever for them to consider the property and then the actual escrow can be long if they are building the capital stack to buy the property. 

The land consists of 9 acres, 1100 feet of creek and two waterfalls, many great trails and even a pedestrian bridge we built ourselves (permitted).

This is tough.Depends on how fuzzy you want the business/family line to be.The only thing I'd be absolutely sure of is that your money has more tangible security than being a "personal loan" EVEN IF you cut him a break on cost.

HOWEVER, a lender might look at your past history and not approve your application because they know even if you meet your obligation they are really underwriting an investment property.

As things become less and less affordable we are actively seeing more people push to an hour away from a city, even into rural areas, as long as the internet speed is strong enough. 

It's about as difficult as hanging a picture on the wall.Not even rolled roofing is that easy.
