This step you'll do over and over and over again...unless you pay someone else to do it.If owners are wanting to sell and because you are new...Now is the time to engage an experienced "Investors" broker to lock-up the deal for you by putting it under contract and getting it closed.  ...you will pay the broker and all of the other needed vendors to get the deal completed for your exit strategy (in order for you to profit on good deals you need to find qualified investor ready properties which are usually distressed and which means the sellers will rarely pay any costs to close.)FYI...In this market cycle for SFR and Small Multifamily, 90% of your "Good" deals will be "Off-market".Hope this helps!
