Step back and ask all the questions as if you are the tenant:  would you live there, how are schools, crime, location to work, shopping, etc  Also, is it rental friendly, laws favor landlord or tenant, are there a lot of rentals or own/occ, is it safe at night for you to do an emergency repair, etc.

I'd say that some factors are:Tenant ScreeningRealistic projections/expectations of maintenance/expenses (VACANCY/TURNOVER)  UP FRONTKeeping the units more desirable than the competition (Basically keep them nice)Charging the right amounts for rent (slightly under market)Keeping solid Reserves for emergencies (Not spreading yourself too thin, keeping a budget, saving cash flow rather than spending it all)

If you have some cash and they will take little to no down payment, you could purchase it for yourself to hold as a rental property for monthly income (the numbers must make sense and you need some cash reserves for emergencies!)
