Hi Eryk welcome to the site, I'm pretty new myself - live in Western MA but drive by Woosta every day.

I was taking a drive one day and noticed an abandoned home that is in pretty rough shape but I am a do it your self type guy so it sparked my interest.

Siding and a roof, particularly on a 2 1/2 story is likely to run you more than $15K.I've done close to 60 rehabs, and looking at your numbers I doubt if I would drive 30 minutes to look at this unit.Your number have to come in "on the money" to make this work, and I can tell you from experience that the NEVER DO.all cash

I'm expecting to see property values increase over the next few years.I haven't been watching that carefully but I think they have already come up some with more growth very possible.

There are several other investors here that do at least 30 or 40 a year also.It is possible, and it is feasible, but it will be completely dependent on your motivation, belief, and drive in what you are doing.

It's kinda funny because all the growth is around the city I live in!
