Siding and a roof, particularly on a 2 1/2 story is likely to run you more than $15K.I've done close to 60 rehabs, and looking at your numbers I doubt if I would drive 30 minutes to look at this unit.Your number have to come in "on the money" to make this work, and I can tell you from experience that the NEVER DO.all cash

I'm expecting to see property values increase over the next few years.I haven't been watching that carefully but I think they have already come up some with more growth very possible.

There are several other investors here that do at least 30 or 40 a year also.It is possible, and it is feasible, but it will be completely dependent on your motivation, belief, and drive in what you are doing.
