I dont think 50 is enough to discourage or encourage the behavior you want.Maybe find a handy man who would appreciate a 50 dollar bill from tenant for house calls and tell tenant to call that number instead and you would still be within your lease you have now.

I would have to buy food for me and the dog, and pay for utilities.

It would help to have had a written agreement on your loan contingency extension.Sadly, this type of unethical behavior happens, and more-so in a competitive market.

Because I have a lot of their money, the tenants are on their best behavior.

I understand contract law, but some times we allow greed to override good moral behavior.
