Some loan docs clearly define what are "Permitted Transfers", and anything other that those could be an event of default.I'll let someone with more experience on the matter correct me if I am mistaken.

One of the duplex's I have out there is an upstairs/downstairs unit so it takes coordination if there's a leak in the upstairs unit that goes down to the downstairs unit and neither tenant has made it easy for the contractor to get in either unit.

Whoever (attorney, title company) helped transfer the property into the trust would have been provided copies of trust docs OR at a minimum a certificate of trust.

You can inspect windows for leaks (good to do anyway) and that can be maybe more "friendly" than "I want to find the hidden moms and dogs!"
