I make more renting each br separately in a 2br unit.I offer my cleaner and/or my other unit tenants a commission bonus ($50) for showing the place to someone who signs a lease (docusigned directly with me from afar).

Renovations and renting rooms is really what led me in the direction of investing (albeit a slow, windy one). 

The direct consequence is that our initial cash-neutral property just became CF positive in Year 2 and it will keep improving year after year (as long as you can increase rent in line with inflation, and that expenses also follow the same pattern).

@Phillip Denny When it comes to IRA, you can convert an IRA into self-directed IRA account or open SDIRA if you're qualified, or in some cases into solo 401k if you're qualified.

Can any one guide or push me in the direction to were I can get good protective lease for a Florida residence?

@Josiah SantillanaThe most direct way to find deals is via the MLS, or Zillow/Redfin/Realtor.com/Trulia etc. if you do not have such access.

I am a serious investor and very determined and eager to get my first deal completed, but just need the guidance to make sure I am headed in the right direction.
