I designed my own software to do this all for me.Here are some of the data you need for each analysis:1 - Current cost2 - Your budget for buying and rehab3 - Your desired profit and/or cash flow4 - Size of the property5 - A comparison between the cost to get in, rents, and/or sold comps for each property6 - Specific location of each property (you need to map it out)7 - Analysis to find micro-markets within the overall area/market you are now analyzing8 - Days on Market for both 4sale and sold.

If you analyze properly, and buy based on that analysis, any "downturn" should impact you less than others, and in fact, set you up to be empowered during that "downturn".The Risk Controls you put in place, and follow, for the "upturns", should have the same control during a downturn.

If you can get 34% returns on and investment of 13k it seems like a no brainer but there are obviously other details that we don't know that you have probably taken into consideration.If you have fixed mortgages and you are cash flowing $1000 per month with the two you have, even if this one breaks even it seems like a good deal.
