We want to run another 203K, this time converting a basment to ADU (Basically have to do everything: Permit, design, Egresses, full kitchen build, level concrete floors) as well as spruce up the main level.  

I would advise you to consult with your tax professional to see if you may be able to use some planning strategies to help you best take advantage of the deduction in 2024/25 in the event it isn't renewed by the next congress.

What city and what part, because that will make a difference in your rental strategy and in terms of being your competition. 

I think a more ambitious strategy would be to "flood the zone with value" - specifically, pick a few listings in the geography you are interested in that are being mismanaged and propose your plan to that owner just as an ice breaker.

Or you could find a group with a 30 year fixed (or Adjustable Rate) with reduced or removed Prepayment Penalty, but they will usually charge extra points or a higher rate to do it.Not 100% sure on the strategy behind it, but would be happy to connect and talk through either.Good luck!
