Think about it, most likely a family is NOT going to want to live in a 2/1 and a old farm house converted to updown duplex...nope. downstairs neighbor going to hate a family it they moved in upstairs due to noise kids will make ...Plus old farm house maintenance nightmare going to nickel and dime you to death...and it's a converted duplex pass.

The only way to get deals is by direct mail and finding "motivated sellers" i.e. people who are upside down, just got divorced and need to sell, a death in the family etc.
