you get a commish most of the time when you buy or you can discount the price by what the seller would normally pay a buy side commish.and then you list them yourself.. having been on the money end of this the actual flipper end and a broker.. many times in flips that are flopping or wobbling.. the commish saves the day.. so being able to list your own in my mind is critical.. and profitable.and then you never know when someone will really excell at sales.. it is a sales position after all.

One disadvantage I see is that it may limit my ability to sell the property to an owner occupant if I have a tenant in place so I can understand that aspect, if I am thinking about this correctly.
