They tend to be very long-term tenants if they don't perform and are frequently interested in buying.  

I also owned a Home Improvement company for 11 years and then from 1996 to 2010 owned a mortgage company then started rehabbing homes again for several years until I started buying non-performing notes.  

The common areas have electricity for lighting and hot water heat and there are two coin laundries so the owner utilities consist of common area electric for lighting, gas and water for the common area heat and hot and cold water for the coin laundry. 

It seems to me there was/is a basic idea underlying the creation of the rules, that there should still be an opportunity to redeem in the event that the lien/deed holder chooses not to perform quickly.

I make a living with my own small business teaching piano lessons at my student's homes and performing occasionally.  

Second, the manager recently hired a family member to perform plumbing work on my rental after a call from the tenant - it wasn't an emergency since our usual handyman the brokerage uses cleared the backup.

In the last month, Chicago was the worst performing housing market even edging out Detroit.

. - Recognize there is always some measure of risk and be ok with that (by making sure you are not risking EVERYTHING and then have a just-in-case plan)- Know my own strengths and weaknesses- Overcome weaknesses by putting myself in uncomfortable situations that force me to perform or sink.

When the stress test was performed gray water came out of the Cleanout.
