When its based on pure speculation then I think it can become destructive to other people's understanding if they don't understand that.People come on here and get advice that can drastically alter their lives, and I deeply respect the responsibility we all have in communicating our OPINIONS in that environment.

I buy all over the country and frankly I have yet to find a PM that does two things well....communicate and be a good property manager - i seem to find ones who do one well - Communcation is key to me - also your understanding that your responsiveness to the tenants needs are going to determine more then anything the length of time they stay - so if you can show / demonstrate to me tha tyou get that - that you get your are going to play a HUGE role in tenant retention and how your going to help - cool.Now figure out how to say all that in three bullet points so I call you :)

All communication is going through my realtor to the seller's realtor then to a short sale representative (The seller has hired a representative to put together the short sale package) then to the servicing bank then to the investing bank who owns the paper for the loan.

Calif.) for my market these are the mechanics that have worked for me:•Establish the criteria for my previously qualified Buyer (REO’s, Short Sale, Price range, area, type of property, etc.)•Talk to Loan officer about: Down payment, Closing Costs, Rate, Monthly Payment, type of Loan. •Set up my local MLS with client’s criteria and the system will automatically select properties.•Revise properties manually and start showing to clients.•Once my client likes a property, then I work getting comp’s, client gets estimates for Repairs (only if property needs).•Write up an offer taking in consideration the points above mentioned, Lenders in some cases are asking for cross-qualification, before submitting an offer.•If offer ends up as one of the finalist (only when the property is price right), Lenders gets back with a Counter Offer and Sellers Addendums.•If your Agent keeps communicating with Listing Agent and responds fast, then you’ll get your offer accepted, after that time to get in Escrow.You may need to call local Buyer’s agents before you decide.Noe R.
