Then on the addendum I state I am not currently represented by an agent but reserve the right to obtain one (that the listing agent will have to share their commission with) in case my offer is countered.

Good because the tenant is responsible for all lawn care and utilities, etc (if they actually do it), and if it goes vacant you should be able to sell it fairly quickly.Multi Family - Lower per unit cost and most likely a little higher return than single family for cash flow, but they are more management intensive and may not appreciate as much as the single family property.Commercial - You could buy a commercial office, retail or industrial property but you have to expect more capital requirements for tenant improvements, commissions, and vacancy time periods can be longer.

You are free to hire an agent to represent you and help you through the process but its not likely the seller will pay them a commission unless you successfully negotiate that into your offer.

that allowed me next to nothing in expenses then when I landed my first commission 8 weeks later it was katy bar the door.build a foundation first be involved with real transactions.. don't try to jump right into owning things... when you have zero experience and little to no knowledge on the subject.You might find your self to be an awesome agent.. and whats better than making commissions without any financial risk other than your license and MLS dues etc.I bought my personal resi the next year so owned my home at 19 in the CA.
