I don't know what the laws are there or if there are non-profits that are anti-landlord like they are here but if coached they can drag out the eviction process for up to a year and not pay a penny of rent during that time.

If you could simply pay 100/month for access to the website it might be worth it to some people,however you have to also sign a contract with him that says that any deal you find by default he 'partners' with you and coaches and guides you through the purchase and rehab process. 

I would love to have a coach, Guru or Mentor in my corner kicking my butt when I need it.

That way he is still more willing to coach you until you are financially and emotionally ready to take over. 

Secondly- you say your investors are savvy- sure, some are, but experienced investors don't typically try to find an agent in this way. 95% of the leads are from very green investors who need lots of coaching.
