This was my 1st, purchased & paid for rehab cash, no unexpected costs but scope of rehab changed, had a gc, did none of the work myself, got property manager involved before completion, looked at about 20 properties before choosing this one, if flipping I would have narrowed the scope & costs of rehab, cash flow $1100 month
