Until a Successful quiet title action(not all are successful), or a 4 year wait, the tax deed process is a cloud on the title, since the sale can be challenged, perhaps not successfully, but still challenged.

My position is that having clear expectations demonstrates that I want to maintain a clean and respectful environment, and that online applications weed out the lower functioning tenants. 

Part of the value of the LLC is that it makes it more challenging for would be attackers and can deter the initial attack all together.

Hello Everyone, This is my first public message here on the forums, but I'm chiming in to add whatever I can to the RE environment in and around LA.

But, the biggest challenge is finding the deals.

Lower Pottsgrove is a decent area and schools are desirable, so renting the units has not been challenging, but sales could be.I have looked at other properties in Pottstown but even though they look good on paper, I have not purchased them mainly due to age and location.

Scores are good, but I've got all my money invested in my business, so we'll have a challenge with DTI and also down payment.Would love to find an investor to come in and buy the house and have us be their tenant, but acquisition cost may be too high to justify the return on cash. 

Spend some time tomorrow calling mortgage brokers and find a solution to your financing challenges.
