As far as how I got started, I noticed a lot of my internet buddies were putting a lot of their money in Real Estate, so I got some great training here in Maryland.

I bought a rental in Austin following my cousins' several rental investments there, and this time chose the Raleigh area because my Seattle buddy and his sister both bought rentals 2 years ago and are happy (~$150 to 200 cash flow per month).

The first place I brought was in 1994, a flat in a 2 unit bldg a buddy and I brought together and condo converted.

Back in 2012 when I was first getting into real estate - a buddy and I hand wrote our own yellow letters and we made our own bandit signs!

Have their buddy that happens to own an hvac, or electrical company or something submit a receipt and then the tenant will get deducted rent.Now obviously they can't pull that off every month but that can add up quick if they do something once every 3 or 4 months - times 60+ houses - or say 10 houses that get clever tenants.Maybe a quick adjustment of your plan that the tenants have to call your guys would be an easy fix to that.But at the end of the day, you're still having to do make ready and leasing of the place, so you're not really replacing the PM effort. 

Our job is not to be a buddy to our tenants.
