We look today at companies doing this and it just screams "brand new" company, "I have no money to operate" as a company, and "I want to put all the risk on the buyer" as a business strategy.  

Jim, I checked the paragraph 15 'Buyer may a) enforce specific performance....' what does that mean by 'specific performance' ?

Although there really shouldn't be any since you or he can provide the gross rents to prove it's a performing property.

You also get what you pay for, but if you aren't looking for a super performing site, more of just a place to reference, then they would be worth it.I use Bluehost for my personal sites, and I don't love them.
