"blanket discrimination against felons"I think these ordinances will be deemed unlawful or overturned or changed and watered down to a point that they don't have any real teeth to the ordinance.A felon is not a federally protected class.Blanket is the key word you used which would imply SWEEPING discrimination which would be almost impossible to prove.A landlord would simply find another reason not to rent to them.Just like a contract there are always more loopholes to use if you don't want to do something.

It will be rare to find one who understands Real Estate to the extent as many of the contributors here on BP.If you do meet with one, speak to a fee based advisor vs. commission based to reduce the risk of conflict of interest.Chances are you will be given a recommendation for insurance, mutual funds or some kind of managed money product in stocks & bonds in an allocated portfolio for retirement, education accounts if you have kids, etc.Remember that a Financial Advisor's isn't there to help you become wealthy.

The items I don't get at lows or HD because they are not competitive are Windows, moldings, flooring (Kristian I know you are in San Diego and bonded flooring has the best carpet pricing- ask for John Russell) Right now we have a few projects going so I had one of our interns hunt down some engineered hand scraped walnut flooring for 2.50 per sq ft through craigslist).
