I say that because the time and effort you are using to do that could be better spent using the free time you have now to go to meet ups, reading a book or analyzing a deal.The stability you have now is also attractive to banks, if you change jobs it will be harder to get loans that way, harder still if you take a job for less money.

Long Story Short I Find out that they Already Have an offer & "Possibly" have Accepted an offer (though i was told by owners brother i could still put in an offer, so IDK)My Questions are , if she has Accepted an offer on the property , But Feels my offer is More Attractive can She Change her Mind and sell it to me All Cash??  

Me personally, I believe quality attracts quality and if I were to own a multi out of state I would want to own a higher quality property.

My advice is to talk to an unbiased property manager and get their input on the area, the types of tenants you could attract  and how difficult they feel the management would be.

Quick and easy rehab that has lots of meat on the bone.One of the big attractions for this property is that it will sell at $225,000 and in that price range, homes in this area have sold in 18 days over the last 6 months.If you're in a buyer's market, or if this home is at the high end of the price range, you might not move it as quickly and staging may be worth the spend.
