Books, articles, blogs, whatever materials you caught this bug from are no longer applicable, if someone says you, as an individual without having a broker's license can "wholesale" mortgage notes is just blowing smoke in your ear.

If you are going for appreciation/gambling, then open any real estate article and they will tell you the highest appreciation that happened in the previous quarters.

The statistical cause of the higher numbers cited in magazine articles is caused by the disproportionate number of new homes always sold in a market where it's so easy to slap down another one.
