Essentially, my agent and I valued a property (based on comps and psft) to arrive at a particular range.  

Once you arrive, you discover Bigger Pockets and really start educating yourself on RE Investing.

I had a fire last year at one of my properties and arrived at the site.  

For example, a complaint about the central air not working and when I arrive it's the complaint is the cold air return isn't pushing out air. 

In the end they moved out with 0 day notice before the other new tenant arrived and left 90% of their belongings.

The technician brought the wrong part for his first visit, and concluded that he needed to order the new part in his second visit - now still waiting for the parts to arrive.

Finally we arrived at a combination that looks very good; and just follow the formula each time.

You gotta remember that for every person that deploys or leaves for a new base, there is another one who is coming back from a deployment or is arriving as a new duty station.

I start it before the client arrives and end it after they leave.
