I deal with many contractors that, on the same job, will throw out completely different quotes.

I was in similar shoes, I was in engineering as a major, switched tracks completely cause it was not at all what I wanted to do.

Plans are to immediately sell after completion of construction and potential use revenue to start an even larger project. 

Taking my time, getting my ducks in a row and being completely sure about what I want to do.

Luckily, I have the knowledge to complete the renovation with very little contracted help.

In the last few months she became late, but always caught up with rent, in June she missed a payment completely and the check she wrote for the balance  of May bounced.

Thus we are now suggesting to owner that he sell to an investor and contractor that could purchase "as is" and complete the project for the comparable $50,000 market value in the area, the owner has refused to sale and is holding us to our lease.

We just completed two refis in Providence but the appraisal didn't come back at the target and I'd love to hear any stories from local investors who've followed a BRRRR strategy. 

Am I completely reliant upon the seller to make the loan payments on the original note?
