As for the SFH, the lender that is helping me apply for the néw purchase is the one that gave me the thumbs up to move forward - so I’ll double check with him but even if things moved very fast it would be 11 months of me living there before I could move I’ll triple check though!

Thats kind.In another recent thread on DSCR lenders (google able) basically commercial lenders for 30 yr fixed rate rental loans that do not depend on your income (DTI), low reserve requirements vs FANNIE (AKA Bank loans) and today insanely low interest rates; - lendinghome - easy to apply and mostly automated application and underwriting system.
