I have heard that some people just start calling on ads, but maybe marketing that you are helping out people with these life changing situations is a better way of going about it.

I don't have an advertising budget but I know that cold calling ads in the paper and driving around aren't going to maximize my ability to find properties.

From my understanding TV ads are very expensive and not necessarily hitting your target market.

You can do that by simply running ads, going to that county's assessors office and asking for a list, subscribing to that county's legal newspaper, going to banks and asking about homes in default, etc...

Instead, the other 4 out of 5 times, I write real specific ads to cut back on the amount of calls… i.e.

recession, recession, recession...ad nauseum.

You can also try something like this...Put an ad in the local paper.

Checking the current local ads, you can find units advertised as low as 94k in here - and they're not moving, it seems.
